The Board elected to change the frequency for future meetings. Going forward, the Annual Meeting will be in May. The Board will meet only four times per year (February, April, June, November) with an optional September meeting.
A meeting notice and agenda will be emailed one week in advance of any Board meetings.
Slow Down Please
It was again brought to our attention that drivers are exceeding the 30 mile-per-hour speed limit throughout our subdivision.
We have bike riders, dog walkers, joggers and walkers on our streets during the early morning, daytime, evening and night. Please ask all drivers in your household, as well as your guests, to adhere to the residential speed limit.
• Are fences allowed in the subdivision?
The only type of fencing allowed in the subdivsion is splitrail fencing.
• Are tool sheds or other outdoor structures allowed?
Outbuildings of any kind, above ground swimming pools, radio and television receivers are prohibited.
• Can I put solar panels on my roof?
Yes, they are allowed. Please see the Solar Energy Policy in the Reference section.
• Where can I park my camper or boat?
All boats, trailers, RV's, campers, snowmobiles and motorized recreational vehicles must be stored in your garage. Such a vehicle may be parked in the open for a period not to exceed 72 hours in any 30-day period.
• Where can I park my car?
Your vehicles must be parked in your driveway or in your garage. Habitual street parking is not allowed, including parking in cul-de-sacs. You also may not park any street vehicle on your lawn. Commercial trucks are not to be parked in driveways overnight.
• What are the expectations for my property maintenance?
You should maintain your property so as to not become unsightly. Dead trees and limbs, as well as unsightly noxious weeds, should be promptly removed. Garbage cans are to be stored out of sight.
• May I have chickens?
No farm animals may be kept at a residence.
• What about the water basins? May I fish in them?
Our community was designed with two drainage water basins which also provide recreational enjoyment for our homeowners. One basin is located off Oak Ridge Drive and is referenced as the North Basin. The other basin is located off Prairie Crossing and is referred to as the South Basin.
There is common property and private property adjacent to each basin.
COMMON PROPERTY
There is common property along specific shorelines of each basin. For the North Basin, common property surrounds the water's edge.
For the South Basin, common property does NOT surround the water's edge. It is mainly on the north side and east side. The west edge of the basin, closest to the road, is divided with common property and private property.

PRIVATE PROPERTY
The illustrations also indicate where private property is located adjacent to the water's edge. On the North Basin, there are three adjacent private lots. On the South Basin, there are four private lots which have property lines extending into the water.
Since there is no easement crossing these private properties, there is to be no trespassing, without the specific consent of the homeowner, to gain access to the water's edge.
FISHING AND WALKING PATHS
Fishing in our two water basins from the common areas is an activity available to all ORFHA members.
There are three cleared fishing areas on the north edge of the South Basin to allow access to the water.
There are also two mowed walking paths. One runs parallel to the north edge of the South Basin and the other is across the road from the South Basin. Please note there are no motorized vehicles permitted on these paths.
We hope you enjoy the water basins and walking paths, but remember they are only for Oak Ridge Farm homeowners and their guests. We ask that everyone respects each homeowner's property, and stays clear of private property adjacent to common areas. Please convey this to your family members who may use the walking paths and water basins for recreation.

Homeowners are to submit plans to the Architectural Control Committee (ACC) to approve new home construction, driveway construction and modifications, swimming pools and sport courts. In addition, plans for new and revised landscaping and hardscaping, such as decks and patios, are to be submitted. Structural additions and modifications including changes to roofs, siding and exterior color must also be approved.
